Steps to buying a new home:
- Get Pre-Qualified: When you are pre-qualified, you will know what you can afford, and you will know your credit rating. It is essential at this point that you sort out any financial problems or errors you may have. The higher the credit rating the lower the mortgage interest rate.
- Find the home of your choice and make an offer.
- Inspection and other tests. Before purchasing a new home, you should know as much as possible about the home. The seller will give you a disclosure form which lists defects and tells you all they know of the home. It is highly recommended that you hire an inspector of your own or choose one from our list. The house will be inspected from top to bottom, including the roof, foundation, plumbing, electric, septic, etc. This ensures you get the best home for your money. Hiring an inspector is not mandatory, so the buyer must make this decision.
- Appraisals. This is mandatory. You need to know the appraised value of the home you are about to purchase.
- Closing or down payment. You will work with the lender to estimate what your down payment will be on the house, along with an estimation of the closing costs. Your lender will explain everything and walk you through the closing step by step.

Steps to selling your home:
- Determine the value of your home by comparing it to that of neighbors by preparing a comparative market analysis.
- Make necessary repairs. Repair whatever is needed within reason. You do not want to give a potential buyer a reason to offer you a low price. This can range from simple painting to cutting shrubs, to increase home and curb appeal. First appearance is everything.
- Show house. We will feature your house online, local media advertising is optional. Any realtor will be able to show your home to their client. Any buyer who browses through our current listings will see it. I will push your listing and show your house to potential buyers as many times needed to sell. Inside and outside photos are highly recommended and will be taken when I view your house for listing.

What to expect upon closing:
- Title insurance fees
- Broker's commission is negotiable
- Local property transfer tax, country transfer tax, state transfer tax
- FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
- Home inspections fees are in some circumstances paid for by the seller and include pest, radon and other inspections.
- Miscellaneous fees
